What is Lion Village?
We are a premier student housing community located in Colorado Springs, strategically located near UCCS, CC, PPSC, and CTU. Our homes offer individual leasing in 2-, 3- and 4-bedroom furnished townhomes. Our community features a heated swimming pool, two study rooms, a fitness center, coffee bar, media station and 24-hour emergency maintenance.
Is Lion Village connected to any university?
No. We are a privately owned and professionally managed by Griffis/Blessing. Click here for more information about our management.
How does roommate matching work?
You can absolutely live with friends, or we will match you with other students. When you apply, you will fill out a roommate preference questionnaire (ranging from lifestyle to personality traits) that helps us get to know you.
Am I responsible for my roommates?
No. Student housing works differently than conventional style renting, in that you are only responsible for you. If a roommate needs to move out or cannot afford rent, your lease is not affected. This is a benefit to living with us, compared to renting with a shared lease.
What is included in my installment?
Everything! Your rate will remain locked throughout your stay with us. This includes your water, sewer, trash, gas, electric, and Wi-Fi. We do not charge for parking, furnishings, use of the clubhouse, or annual fees to renew. Access to the clubhouse amenities is available by key fob, even after business hours!
What size apartment should I pick?
Lion Village offers four different floor plans with two different bedroom sizes- Suite or Standard. Any bedroom you choose will have a private bathroom and independent keys to your front door/bedroom.<br><br>Our townhomes were built and designed with students in mind, and our common area space layout stays the same no matter your floor plan selection, so you’ll never be surprised by what you’re moving into. Suite bedrooms have maximum occupancy of two and standard bedrooms are limited to one.
Are the homes and bedrooms furnished?
Yes, and there is no charge for this! Currently, we do not offer unfurnished options. Our common areas will provide you with a sofa, loveseat, 3 barstools, a TV, and washer/dryer.<br><br>Standard bedrooms come equipped with a full-size mattress, a 20” high bedframe for underneath bed storage, a desk, and a desk chair.<br><br>Suite bedrooms come equipped with a king size mattress, a bed frame, two desks, and two desk chairs.
How do the contracts work?
Our lease terms will always end 7/31 of any given year. While we do only offer 12-month leases, our availability combined with your move in date will determine how many months you will make installment payments on. Our contracts are designed for students and will reflect your bedroom as your assigned space.
Can I apply alone?
You can! However, please note that you must qualify on your own to be approved. A credit check, background check, and sufficient income with documentation of 2 times the monthly rent is required. The majority of students who live with us require a guarantor. A guarantor is typically a parent or guardian who will financially qualify on your behalf. They will also need to complete a credit check and prove 4 times the monthly rent in income.
How do I pay each month?
At the time of move in, we will create a resident portal on your behalf. This portal will allow you to make one-time payments or set up an auto pay. We accept several different forms of payment: ACH, Debit, Credit, and personal check. E-Check is our recommended, lowest cost option, as convenience fees apply.
Can I use financial aid to live here?
Any funds available to you after university charges have been fulfilled will qualify towards income. Installment due dates and standard income requirements will still apply.
Do I have to be an actively enrolled student?
Yes, and we do require proof of active enrollment at the time of application. We accept all accredited schools, including out of state colleges, online classes, and most trade schools!
What about security and safety?
Maintenance is available 24/7 for any emergency issues such as no heat, broken door, flooding, or beeping smoke alarms. We also offer an afterhours courtesy patrol to help you with items such as noise complaints.

We would love to show you our model apartment! It offers both bedroom sizes, so you can pick what best fits your needs.
Do we offer RA positions, aka Resident Assistants?
No, we don’t have RA positions available at Lion Village.
